Guide

Who has to agree before the work can start?

In a managed building, half the delay is paperwork and access rather than equipment. Tick what applies and the guide splits it into what you arrange and what the building arranges.

The guide

This is a working checklist, not legal advice and not a reading of your documents. Associations differ, and yours governs. It runs in your browser and nothing is sent anywhere.

What applies to your unit?

What to settle first

Tick what applies and this splits into two lists

Your side

    The building's side

Always worth doing: photograph the existing equipment and its nameplate, find out where the water shut-off for your unit is, and ask the management office for anything in writing rather than over the phone. Those three take ten minutes and remove most of the arguments.

      What takes the time

Four things that decide the date

      • ApprovalSome associations approve in days, some meet monthly. It is the first question to ask and the one most often left last.
      • AccessLift bookings and permitted work hours can turn a one-day job into two half-days.
      • EquipmentA closet unit that has to fit a fixed opening may not be the model that is in stock.
      • The drainIf the stack is suspect, that work belongs to the building and it changes both the scope and the sequence.
