Houses and condominium units
Repairs, replacements, drains and humidity work in Boca Raton, Delray Beach and Boynton Beach.
The list, in order of frequency
A capacitor, a contactor, a condensate line with the float switch tripped, a low charge from a slow leak, a control board, a blower motor. In coastal buildings add corrosion at the coil and at the electrical connections.
Each has a test. You get the fault, the price in writing, and a note of what is close behind it.
What is different in a stacked building
- The drain is often sharedA stack serving several units means a blockage upstairs arrives in your ceiling. It also means the fix is not always inside your walls.
- Access is scheduledLifts, service corridors and roof access usually need booking, and that is part of the job rather than an afterthought.
- Approvals existMany associations require notice or approval for equipment changes. Finding that out after ordering is the expensive way.
- Space decides the equipmentA closet air handler has a fixed footprint and a fixed door. It rules some replacements out before anything else is considered.
Cold air is not the same as dry air
A unit that cools quickly and shuts off leaves moisture behind. In a coastal building that shows up as a place that feels heavy at 74°F, and eventually as damage rather than discomfort.
We check run times, fan speed and duct leakage before anyone talks about bigger equipment — and we clear drains properly rather than topping them up with tablets.
What we settle before ordering anything
- The load and the spaceWhat the property needs, and what will physically fit through the door and into the closet.
- The paperworkAssociation approval, insurance requirements and permits, established before the equipment is ordered.
- The accessLift booking, corridor protection, water shut-off and the window for the work.
- The drain and the panSecondary drain, float switch and pan condition, because that is what protects the ceiling below.
